The biggest names you need to know in the consultancy game
As the focus on LEED, ESTIDAMA and other such building related codes that contribute to the sustainable lifecycle grows, the importance of the facilities management grows alongside it.
It is widely accepted that when carried out effectively, facility management can significantly boost the length of the lifecycle of an asset. It is here that facility management consultants are of utmost importance. Facility management consultants offer consultancy services either at design stages or even when the project is up and running.
This consultation can range from anything such as choosing the right systems for the building, or helping companies to accommodate a greater number of employees using less space.
In some areas of the Middle East, poor and rushed development of assets has resulted in a detrimental impact on the investment in projects. This has led to greater emphasis being placed on integrating consultancy at the design stages, particularly now, with areas such as Saudi Arabia and Qatar looking closely at developing their infrastructures.
Smart technologies and their integration is one area FM Consultants are proving considerably useful. There is a common goal of reducing the region’s carbon footprint and to foster a transition to an economical model less dependent on fossil fuels and based on knowledge and innovation.
As facilities are pressured to slash energy and water consumption and costs, consultants are able to spot and effectively advise on how to manage consumption through integrated technologies.
fmME speaks to some of the top consultants in the region to find out what they have to offer.
By Thomas Moslener, general manager, IFM
QBG Services was founded in Dubai in 1987, mainly based on cleaning services. In 2010, a change in management saw, our CEO, Mr. Deepak Sharma bring substantial knowledge of facility services to the company and the extraordinary development of QBG Services started.
QBG with its international operations serves more than 350 customers through its various offices in UAE, OMAN and KSA. QBG currently employs over 2,200 staff and serves prominent customers; Arab Bank, DEWA, Ritz Carlton, and Global Village to name a few.
QBG Integrated FM was the logical consequence of a vision our President /VC Sheikh Abdul Aziz Al Hosni to develop to a full service provider.
In 2011, Mr. Thomas Moslener became General Manager of the young IFM division, bringing in his IFM Consultancy and Operations experience of more than 25 years in Europe and UAE, and with a goal to implement transparent processes and structures of IFM and the creation of measurable benefits.
QBG also became keen on integrating the right supporting tools of CAFM, an important factor in setting up web-based helpdesk that allows clients direct access to their buildings and operation data.
What’s new for this year
Today QBG delivers full FM services through its own workforce without subcontractors. The practical experience of Moslener, servicing clients like Siemens Carl Zeiss, Hines or City of Frankfurt and Munich, ENBD leads to understanding of clients needs, as well as supports strategic decisions for the benefit of clients.
QBG covers all IFM tasks during the complete lifecycle of a building. It all starts during planning and construction phase, where we set the course for a perfectly-running operation. During construction and project handover, the integrated FM experts ensure proper testing, commissioning and consistent documentation.
Why choose QBG?
With just one face leading the entire operation, it is easier for the customer to handle a query. From management, valet parking, concierge, MEP, lifeguard, landscaping, cleaning and security to office boys services – QBG offers it all “in-house”. Even the needed specialist services are handled, monitored, audited and reported by our staff. We guarantee high service quality through our transparent Service Level Agreements and Key Performance Indicators.
This year, our goal is to target the large number of unsatisfied building owners and Owners Associations, who decided on the lowest prices in the past, and now realise, what first looked like a big saving has resulted in a greater expense.
Not only has the asset value decreased leaving the building in a poor condition, but has also influenced tenants to leaves due to dissatisfaction of a poorly maintained and run building.
QBG has a simple mission, and that is owner; user and tenant satisfaction.

Snag and Inspect
By David O’Riley, marketing director
It is a sad fact of life that across the region, the commitment by developers and construction companies to deliver quality buildings leaves much to be desired. Not only has this damaged the local real estate market but it has created a legacy of defective buildings for someone else to deal with.
It was against this background that Snag & Inspect was founded in 2009 by Douglas Ralph, who after 28 years in the construction and maintenance industry, decided to use his considerable knowledge and expertise to help and assist others in protecting their property investments by providing high quality detailed reports to clients about the state of property they had an interest in.
Although the company’s original focus was in supporting home owners it soon became obvious that everyone operating in the real estate section was affected by the poor standards, including the developers and so Snag & Inspect began offering their services to a wider market.
As the company expanded another issue became apparent; the lack of suitably qualified inspectors. To address this Snag & Inspect has encouraged InterNACHI - The International Association of home and property inspectors - to open a Middle East office to provide education, training and certification of property inspectors.
What’s new for the company?
With the introduction of the ‘Strata Law’ in Dubai, the requirement to provide a detailed audit of the state of every building subject to handover to an Owner’s Association has created exciting new opportunities.
Snag & Inspect are actively working with Dubai government to assist them in delivering the high quality services that they demand, and more recently the company has been invited to work with other governments in the region with the objective of using third party inspection to raise the standards across the construction industry.
Why choose Snag & Inspect
The company has over 70 years of inspection experience within the team, and is the only inspection company in the region that makes extensive use of advanced technology, this enables it to deliver a standard above all others.
All inspectors are certified property inspectors with some team members possessing addition skills which include Civil, Mechanical, Electrical, Fire, Façade and Construction Materials Engineering and through its consulting partners it can also deliver specialist services for A/C systems. For most of its clients Snag & Inspect is able to save considerably more than its fees.
The company has inspected hundreds of apartments, villas and buildings of all shapes and sizes. More recently it conducted a detailed inspection of a large development of six low-rise towers (a major financial institutuion) resulting in the client retaining us to oversee all of the necessary remedial works.
When the company conducted a forensic examination of an office block in preparation for proceedings against a contractor, the contractor decided to start work immediately after seeing a copy of the interim report.
Similarly, when the Al Seef Palace in Sharjah had a problem, Snag & Inspect was called in to conduct a special investigation and provide the answers.
