The 2018 fmME Power 50 was carried out in association with FM tech supplier and IoT specialists Facilio. We caught up with the company’s founder and CEO Prabhu Ramachandran to understand why it was important to be associated with the 2018 Power 50
- Why was it important for Facilio to be involved with fmME’s powerlist?
Facilio, since its inception, was created to address the challenges that the FM industry and CRE’s are facing in managing buildings efficiently while balancing sustainability and occupant comfort. Over the course of the last year, we have been part of several initiatives to educate and create awareness about the potential of technology to bring about a disruptive digital transformation in how buildings are managed.
fmME is one of the leading titles across the region that presents a platform for a robust dialogue between the FM industry, building owners, developers, experts and other strata professionals. And fmME’s Power List honors a selection of some of the most respected and reputed names within the FM industry, that continue to push the envelope with respect to adoption of best practices and innovative technologies to deliver consistent value to customers. We are very proud to associate with this initiative as it is our genuine belief that mutual learning and collaboration with our FM community, peers, customers and competitors is the path to creating quality benchmarks for the industry, and fostering an environment focused on continuous efficiency and sustainability.
- Having spent little over a year in the Dubai real-estate market, what are your impressions about it?
The Dubai real estate market is a rapidly evolving and maturing space, and like everything within the city, it is experiencing a digital transformation wave. With national agenda driving sustainability and a smart city, the built environment is on the cusp of disruptive changes. Within the course of this year of operations, we have seen acceleration in the pace of adoption of technology, especially software-led solutions, to enhance building efficiencies, maintenance and energy management while improving occupant comfort.
Dubai’s Happiness Ministry and its genuine emphasis on fostering citizen and visitor happiness is also driving a shift in the focus of CRE’s and FM’s, to go beyond automation and technology to looking at delivering true value and offering a superior tenant and facilities experience.
Awareness and adoption of IoT and AI is slowly increasing in the built environment. ESCO’s are also activating the digital retrofits dialogue as a fast-track to energy management and energy efficiency goals. And with benefits of digital retrofits becoming more obvious, we expect the trend to go mainstream in the near future. The potential of the market here is tremendous and as awareness grows we can see a definite uptick in the agility to embrace tech innovations for the built environment.
- How have change in regulations benefitted and helped Facilio’s mandate?
The government initiatives and directives are definitely creating a positive momentum for building owners and FM’s to look at continuous efficiency and daily sustainability more seriously as part of building operations. Regulations surrounding the carbon footprint of the built environment as well as educational efforts to involve both commercial buildings owners and even end-users into the sustainability dialogue is paving the way for agile IoT based, software-led solutions like ours. Specific to retrofits, I believe digital retrofits will be the sweet spot for CRE’s and FM’s to achieving sustainability metrics quickly and with lower investment than traditional retrofits.
- How has Facilio’s concept of disrupting the CAFM and technology model borne fruit?
I believe we have been able to incite discussions and a reimagining of the built environment. We believe we are slowly shifting the building operations approach from preventive and reactive, to being predictive. And this has yielded positive results, not only in the success, efficiencies and competitive advantage that our early adopters are enjoying, but also in the fact that we have found vocal and ardent champions of the disruptive benefits of our technology and solution.
Customer feedback and our growing portfolio of clients underscores our success in empowering building owners with centralised controls to engineer the efficiency of their buildings portfolio, while also helping FM’s transcend into value players to deliver consistent ROI to CRE’s while enhancing the facilities experience for users.
